I could only see the penguins doing this if they don't resign Jack St. Ivany or PO Joseph. They should be able to sign both of those guys for cheap so this deal makes no sense for PIT.

No, he wants to finish his career the same way his idol Mario did, one team and even more so he wants to finish it with his two teammates that have practically become brothers.
He will never play for Toronto, it's pretty well understood by everyone in the hockey world that there could only be two other teams he'd play for.
Whatever helps your fantasy though go for it.

Marner also has full say in where he lands (if they trade him) and GM's know that. They're not going to offer much and force TOR to either take what they can get or let him go to FA.

2. He grew up a huge Montreal fan, that's extremely well known by anyone that watches hockey. Hence why everyone says if there were a team he'd waive for, it would be his childhood team.. (or Colorado b/c his best friend plays there).

You get MM one of the top defensive playmakers in the game who is just hitting his prime and can be locked up for the next 9 years who has history with Dubas. Also a fun fact Dubas has a history of re acquiring past players like Acciri and Bunting.

Reasons your points make no sense: The penguins are about to rebuild, acquiring someone like Mitch Marner is worthless to a rebuild. Giving way a 1st and their best prospect at the same time is even worse for their rebuild.
Sid will sign a new contract this summer, if he were to ever leave, it's Colorado or Montreal, so you can stay in your fantasy land, might I suggest NHL 24.... at least there the Leafs can win a cup.
