You've seen Leafs fans propose Nylander for a goalie who just put up a .892, an expiring contract and a second rounder? Lol...... maybe a few years ago but not anymore. Nylander isn't going anywhere. That's a certainty. Justin Holl is fine at 2M. Rather him than Severson considering the cost of acquisition.
I also think you are significantly underrating Justin Holl. He is not a cap dump. Some team will pay to get him. I guarantee you that. Like your idea of taking Nemec at 2 though

People use this narrative because it's absolutely true, teams need to get to the cap floor and if they get an asset out of doing so (no matter how small), they will do it. Buffalo is a prime example of this. And as someone else mentioned, his contract is very buyout friendly. No need to overthink this, Ritchie will be moved easily.

Compensation? Yes.
Significant? No.
Will take maximum a third to get rid of him. Plenty of teams need to reach the cap floor.
Use Will Butcher (albeit, a defenceman) to Buffalo as a comparison.
